The problem
A Miami-Dade mortgage brokerage with a full roster of loan officers was growing on word of mouth, referrals and years in the business — real sources, but ones nobody controls. Nothing dependable filled the calendar in a slow month, and the products the owner is strongest on reach borrowers no realtor referral was going to send. There was also a reason the shop had never run outbound before, and it was not budget.
What we built
We build and run their outbound. We identify South Florida homeowners whose situation matches what the brokerage actually places, contact data is validated before anyone is messaged, and daily email and SMS go out on a schedule we manage. Replies route straight to the loan officer who can take the call. We fixed the sending domain's authentication first, because outreach off a broken SPF and DMARC record is outreach that lands in spam.
The objection that became the product
In a brokerage, each loan officer owns their own clients. A shop-wide campaign that texts a colleague’s client is not a marketing mistake, it is an internal incident — and it is the reason most brokerages never send anything at all.
Every lead is checked against the roster before it sends.
Loan officers who want protection upload their client list. Any match is suppressed, or handed to the officer who owns that relationship instead of being contacted. Officers who do not want it simply do not upload a list, and nothing changes for them.
Authentication came before the first send.
The sending domain hard-failed SPF and carried no DKIM and no DMARC. Outreach from a domain in that condition lands in spam, so the records were fixed first. Volume on a broken domain buys nothing except a worse reputation.
The timing is regulatory, not seasonal.
The Homebuyers Privacy Protection Act took effect on 5 March 2026 and stopped credit bureaus selling mortgage trigger leads. Brokerages that had been buying intent data lost it outright. The ones that source their own kept going.
It targets what this brokerage actually places.
The owner’s edge is the loan a bank will not write — borrowers who qualify on what they earn rather than on a tax return. Outreach is aimed at situations matching that, which is precisely the business a realtor referral was never going to produce.
Where it landed
The brokerage now has a lane that runs whether or not a realtor calls this week — business coming in from people who were never going to be referred, without hiring an SDR or buying a lead list.
They run our outbound, and it brings business in. This was a referral business — realtors, title companies, people who already knew me — and now there's a second lane running every day that doesn't depend on any of that. My loan officers get the call from someone who was never going to be referred to us.
