The front office for Florida title agencies

Every party knows where the file stands.

Status texts for every party, quotes to the cent and missed calls answered, on top of your title software.

The demo is a made-up agency. It resets every hour when nobody is using it.

Deedline's files board for its demo agency, Bayglass Title & Escrow: 25 open files, 5 closing in the next 7 days and 8 that need a look, such as a closing in two days that isn't clear to close, a message that mentions wiring and an estoppel past its due date

Shown with Deedline's demo agency, Bayglass Title & Escrow. Every name, file and number on this page is made up.

Every text ends the same way: "We will never send wiring instructions by text or email. Before you send money, call us at (954) 555-0142."

How to wire safely
  • Where the file stands, in plain words. The same steps your office moves, without the title words.
  • What we need from you. A photo ID, the seller info sheet, the HOA contact or the lender for the payoff, uploaded from the phone and kept encrypted.
  • When and where to sign. The date, the place or the remote link, who must sign and what to bring: a photo ID, never bank details.
  • In English or Spanish. Each party reads the page, and every text, in the language they chose.

Questions title agencies ask.

Anything we haven't covered, ask us at contact@perspicality.com.

Do I have to switch my title software?

No. Deedline sits on top of SoftPro, Qualia, AccuTitle, RamQuest, ResWare or whatever you close files in, and your files stay there. Day one, files reach Deedline through your website's order form, a spreadsheet export of your open files, and an email address your system's notices can copy. We don't need a login to your system.

Does Deedline touch my escrow account or wires?

No. It never holds or moves money, and it never carries wire instructions: no field, template or message it sends can hold a routing or account number. A payoff letter or estoppel that lists payment details stays in an encrypted file only your office can open, and is never sent to anyone. Every text and email ends with your never-wire line and your verified phone number. If a text or email to your office mentions wiring or new bank details, the office gets an alert and the sender is told to call the number on your website.

Is it allowed to text realtors and clients?

Status texts go only to people on the file who agreed to get them, and replying STOP always works. Check-ins with realtors need their own separate yes. Deedline never gives realtors anything of value for sending you files: no points, rewards, gift tracking, lead lists or rankings they can see. That keeps it inside Florida's rule against inducements to referral sources (69B-186.010) and the federal rule against paying for referrals (RESPA Section 8). Your attorney has the last word on your own marketing.

Does it work in Spanish?

Yes. Each party picks English or Spanish, and every text, email and party page they get is in that language, the never-wire line included. Your office screens are in English.

What happens to my data?

It stays yours and it stays separate. Each agency runs on its own copy of Deedline with its own database, not a shared one. Uploads like IDs and contracts are encrypted, there are no Social Security number fields, and every time someone opens a private file it is logged. Nothing is hard-deleted: messages, steps and uploads are archived, so a file's record stays whole.

How fast can we start?

About three weeks. We set up your number, your texts in English and Spanish, your fees and counties, load your open files from a spreadsheet export, and put the quote on your website. After that it runs month to month.

Is it software or a service?

Both. Deedline is our software, and we run it for you: we set it up, keep it running and change it as your office changes. There's nothing for you to install or maintain.
